Originally constructed as a large industrial facility, 401 N Broad Street has evolved into a multi-use commercial building that now houses a range of technology, research, and production tenants.
Keast and Hood provided structural engineering services to support the creation of speculative laboratory space within 401 N Broad Street. Our work included reviewing the building’s floor arrangement, designing steel dunnage framing to support new rooftop laboratory exhaust equipment, and creating new openings in the exterior wall of a former elevator shaft to accommodate fresh air intake. Additional services included designing a near full-bay slab opening at the second floor for a potential two-lab fit out and consulting on structural requirements for a new communicating stair.
These structural upgrades enhance the building’s adaptability, enabling 401 N Broad Street to accommodate laboratory tenants alongside its broader mix of commercial and technical users.
