One uCity Square

One uCity Square is the fourth collaboration between Keast & Hood, Wexford Science & Technology, and the University City Science Center, reinforcing a long-standing partnership focused on advancing research-driven environments. Rising thirteen stories, the 389,000 SF office, laboratory, and retail building includes a below-grade 300-car parking garage that extends beyond the building footprint and structurally supports the landscaped uCity Square plaza above.

Designed to accommodate the evolving needs of life sciences research, the building features expansive 32,000 SF floor plates with 15-foot slab-to-slab heights, allowing for flexible planning, robust building systems, and a wide range of tenant configurations. Interior spaces balance open, collaborative areas with more focused research and work environments, while private outdoor terraces on four floors create opportunities for informal gathering and connection.

One uCity Square serves as a landmark within the rapidly growing uCity neighborhood, a mixed-use district developed by Wexford at the crossroads of Drexel University, the University of Pennsylvania, and Penn Presbyterian Medical Center. The building’s openness and adaptability support tenants ranging from early-stage startups to established biotechnology firms and academic researchers, fostering interaction and innovation across disciplines.

Achieving LEED Silver certification, One uCity Square stands as a forward-looking home for scientific advancement and the potential for world-changing discoveries.
