Designed on a fast-track schedule, 3711 Market Street is an 11-story laboratory, retail, and parking structure in Philadelphia’s University City Science Center Research Park.
The Science Center is a life-sciences and high-technology business incubator. The urban brownfield redevelopment project for 3711 Market Street included 130,000 sf of flexible office and laboratory spaces, 15,000 sf of ground level retail, and structured parking for over 500 cars.
A steel framing system was selected for both the garage and laboratory floors after in-depth comparisons of structural system options and their cost and schedule implications. The comparisons involved extensive interplay among construction manager, owner, architect, and engineer. Construction documents for the superstructure were produced in six weeks; both tonnage and bids came in significantly below the construction manager’s estimates. The building is certified LEED Silver.
The General Building Contractors Association recognized 3711 Market Street with a 2008 Outstanding Achievement Award for Best Commercial Project Over $7 Million.
